The British High Commission (BHC) is looking for a Manager - who will work closely with the Estates Operation Manager and Safety, Health, Environment & Fire (SHEF) Manager in designing maintenance strategies, procedures and methods to manage Planned Preventive Maintenance at BHC New Delhi office and residential properties as per FCO nomenclature and guidelines.
Duties & Reponsibilities:
1. Strategies, Procedures and Methods
Assist in designing maintenance strategies, procedures, schedules and methods. He /She will assist in management and supervision of Planned Preventive Maintenance (PPM) of mechanical, electrical and civil systems for BHC New Delhi Estates.
2. Execute Audit Recommendations
To execute recommendations under property compliance assessment (PCA) and other periodic inspections recommendations by UK inspectors/ Regional Technical Works Officer (RTWO) and TWS within the agreed time and budget.
3. Preventive Maintenance of Properties
To ensure preventive maintenance scheduled works are action as per the required FCO standards, and maintain the schedules and records of PPMs. Must follow FCO health & safety guidelines to understand FCO H&S procedures. Progress provide monthly report and update on PPM.
4. Contractor Management
The jobholder will be required to co-ordinate with contractors and ensure that the work is carried out to the agreed specification and to appropriate standards and carry out quality inspections on works.
5. Technical Advice and ensuring standards
To supervise and provide technical advice and guidance as necessary, ensuring that all works are executed in professional manner. All the works should adhere to the FCO's Health & Safety policy. In addition, the jobholder should look for cost effective ways of carrying out the assigned roles and responsibilities.
6. Customer Delight
To be able to understand customer’s requirement and act accordingly. To be the point of contact from BHC and update customers on progress.
7. Technical Specifications
To draft technical specifications for supply of goods and services and project works. This includes researching, identifying, and gathering appropriate information before taking on a project.
8. Others
To support for M&E Manager and to perform other roles and responsibilities as assigned by Line Manager
Resources Managed:
Line management of 4 artisans at S1 level and specialist sub-contractors.
Essential on arrival:
- Diploma/Degree in Electrical or mechanical Engineering with atleast 5 years of relevant experience also good knowledge of other discipline like civil engineering.
- Should be conversant with use of computers good working knowledge of Windows based system and MS Office applications including developing spreadsheets and be able to maintain the records and present then in simple concise manner.
- Should have experience on maintenance and operation of electrical and mechanical equipment's used in residential properties. Also should be able to find fault on equipments and get it repaired.
- Be able to supervise the work of specialist contractors like A/C, Fire Alarm etc. and be able to guide and supervise the team of technicians.
- Should be aware of UK and Indian standards of electrical and mechanical works.
- Planning and scheduling planned work.
- Knowledge of UK and Indian standards of wiring and be able to test the systems and certify them to be safe.
- Be able to guide and supervise the team of technicians and handle large labour force and monitor their progress on daily basis both permanent and contractors labour.
- Be resilient when working under pressure.
- Good verbal and written communication skills in English and Hindi.
Should have knowledge of :
- Designing maintenance strategies, procedures and methods.
- Fault Diagnosing on M&E equipments.
- Carrying out quality inspections on jobs.
- Liaising with client departments and customers.
- Involvement in procurement of specialist spares, fixtures, fittings or components.
- Monitoring and controlling maintenance costs.
- Dealing with emergency and unplanned problems and repairs.
- Writing scope of work (SOW), specification for project works.
For British High Commission (BHC) candidates, the Local Staff BHC Terms & Conditions will apply.
For other than BHC candidates, salary will be INR 43,901 per month plus 12% provident fund and 6% SuperAnnuation Fund.
